Leading Light in Urbanisation Development

In recent years, the economy has faced numerous difficulties and challenges like bad debt, gloomy real estate and dismal stock market. In this very context, Thanh Dong Real Estate Investment Joint Stock Company, with its right development trajectory and bold investments, has achieved much success. Vietnam Business Forum has an interview with Mr Nguyen Van Cuong, President and CEO of the Company. Le Sang reports.What are major foundations for the company’s success in the past 15 years of construction and development?


Thanh Dong Real Estate Investment Joint Stock Company was set up in 2018 with the original name of Thanh Dong Co., Ltd. From a civil and industrial construction company, Thanh Dong has now invested and planned many real estate projects in Hai Duong, Nha Trang, Ninh Thuan and Hanoi. Currently, the company has completed basic infrastructure investment and operated three new urban areas.


Specially, in the period from 2014 to 2020, Thanh Dong will invest in architectural works in new urban areas and build social housing projects. These products signify the rational use of land and create opportunities for low and middle-income people to buy land and houses.


In my opinion, the success of our projects is accrued from the success in personnel. Thanh Dong has built a professional, qualified and highly cohesive workforce, of which 70 per cent hold university degrees and higher.


The Southern Hai Duong Urban Area will become a new driving force for the development of Hai Duong City and pave the way for the city to reach first-grade urban zone status in the future. Has the company met with any disadvantages and difficulties when carrying out this project?


The Southern Hai Duong Urban Area covers an area of 499 ha, with 198.8 ha to be carried out in the first phase. The People’s Committee of Hai Duong province decided to deploy this project in the BT (build – transfer) investment form and Thanh Dong will build a 62-metre wide, 6.8 kilometre long road connecting Nam Lo Cuong Bridge (in the downtown of Hai Duong City) to Hanoi – Haiphong Highway. The road will connect commercial, cultural, tourism and residential zones in the west of Hai Duong City with Gia Loc district and other southern districts of Hai Duong province. The formation of the Southern Hai Duong Urban Zone will create a new look and generate a new strong development motivations for the Hai Duong economy in the coming time.


The southern urban area is divided into many functional sections, including land for public facilities like schools, exhibition centres, kindergartens and supermarkets (accounting for 5.48 per cent of total area); green areas and parks (20 per cent); and townhouses, villas, high-rise buildings, and amusement parks. Notably, the international commercial and financial section is considered the limelight of the Southern Hai Duong Urban Area and is expected to attract a lot of investors, especially Japanese. The project requires a total investment capital of VND4,000 billion. Nihon Sekkei (Japan) and the Institute of Design (the Ministry of Construction) are design consultants for the project.


The company does not encounter major obstacles in site clearance thanks to supports of governments at all levels and citizens. However, the lacklustre real estate market is a big challenge for the company. Currently, Thanh Dong is cooperating with local authorities to complete site clearance and commence infrastructure construction as scheduled.


Now, all localities are quicker and more active investment attraction. What should Hai Duong province do to enhance its investment magnetism?


In the past years, Hai Duong province has attracted many foreign investors. In my opinion, to enhance the attractiveness to investors, the province should build a specialised apparatus in charge of foreign investment. Companies in the province will register their projects in need of foreign investment capital with this unit to seek investors more easily. Besides, the province should also build an international village for non-residential workers and specialists.
